Apopka is one of Orange County's largest cities, northwest of Orlando. It mixes established neighborhoods, larger rural lots and a wave of newer subdivisions, and it is often more affordable than Orlando's closer-in suburbs.

Growth in Northwest Orange County

Apopka calls itself the Indoor Foliage Capital of the World, a nod to its nursery history, and it has grown quickly over the last decade. The Wekiva Parkway opened up the north side to new neighborhoods, and Wekiwa Springs State Park and the Lake Apopka North Shore wildlife areas are close by.

What to Know Before You Buy in Apopka

Know the full cost of new construction. Many newer Apopka communities are builder-developed, and some carry CDD assessments on top of HOA dues. Get the total yearly cost, including any CDD, before you compare homes.

Hire your own inspector. Even on a brand-new home, an independent inspection before closing catches issues the builder's walk-through can miss.

Plan for the tax reset. Florida's Save Our Homes cap resets when a home sells, so the seller's tax bill usually understates yours. I estimate the new bill with buyers before we write an offer.

Verify school zoning by address. Apopka is served by Orange County Public Schools. Boundaries change, and a listing's school field is not a guarantee.
