Housing spans 1990s and 2000s subdivisions, lake-area homes, townhomes, and newer builds, so it’s easy to match budget and commute. Most weeknights end at the lake; most weekends start on the trail.

A Downtown in Progress

Ocoee has been redeveloping its downtown around Starke Lake and Bill Breeze Park, and the West Orange Trail runs through town. SR 429, SR 408 and Florida's Turnpike are all close, which is why many West Orange buyers compare Ocoee with Winter Garden and Windermere.

What to Know Before You Buy in Ocoee

Compare total cost, not just price. Ocoee often offers more house for the money than Winter Garden or Windermere. Compare HOA dues, any CDD and insurance along with the list price.

Hire your own inspector on new builds. An independent inspection before closing catches issues the builder's walk-through can miss.

Plan for the tax reset. Florida's Save Our Homes cap resets when a home sells, so the seller's tax bill usually understates yours. I estimate the new bill with buyers before we write an offer.

Verify school zoning by address. Ocoee is served by Orange County Public Schools. Boundaries change, and a listing's school field is not a guarantee.
