The Chain of Lakes
The Winter Park Chain of Lakes is twelve lakes covering 2,781 acres, many of them connected by canals, and the narrated Scenic Boat Tour is how most visitors first see them. Lakefront and chain-access homes carry a real premium, and they are where buyers most often get tripped up: a lake view and navigable chain access are not the same thing. Before writing an offer on a lake home, confirm the access, the seawall condition and the flood zone.
What to Know Before You Buy in Winter Park
Your tax bill will likely be higher than the seller’s. Florida’s Save Our Homes cap resets when a property sells, and many Winter Park homes have been owned for years. I run the reset estimate with buyers before we make an offer.
Older homes mean insurance homework. Expect a four-point inspection and a wind mitigation report on older housing stock, and know that roof age can decide whether a home is insurable at a reasonable cost.
