Kissimmee is the Osceola County seat, on the north shore of Lake Tohopekaliga just east of the Walt Disney World area. Housing ranges from older neighborhoods near downtown to newer master-planned and vacation-home communities, and prices often run below much of Orange County.
Lake Toho and the Parks Corridor
Kissimmee sits on the north shore of Lake Tohopekaliga, known for bass fishing, with Lakefront Park and the historic downtown along Broadway. Walt Disney World is next door to the west, and SunRail stops in downtown Kissimmee.
What to Know Before You Buy in Kissimmee
Know if you are buying into a vacation-home area. Much of Osceola County is built around short-term rentals. If you'll live there full time, find out how many neighbors are rentals. If you're buying to rent, confirm the zoning and HOA allow it.
Watch for CDD fees. Many newer communities in and around Kissimmee carry CDD assessments. Compare the total yearly cost, not just the price.
Plan for the tax reset. Florida's Save Our Homes cap resets when a home sells, so the seller's tax bill usually understates yours. I estimate the new bill with buyers before we write an offer.
Verify school zoning by address. Kissimmee is served by the School District of Osceola County. Boundaries change, and a listing's school field is not a guarantee.
