Dr. Phillips is an unincorporated community in southwest Orange County, named for citrus grower Dr. Philip Phillips. Its neighborhoods range from 1980s and 1990s subdivisions to gated lakefront estates, with Restaurant Row, the theme parks and I-4 all close.

Restaurant Row, Bay Hill and Big Sand Lake

Dr. Phillips is an unincorporated community in southwest Orange County, not a separate city. Sand Lake Road's Restaurant Row is the social center, Bay Hill Club hosts the Arnold Palmer Invitational each March, and Big Sand Lake and the nearby Butler Chain of Lakes draw boaters. The theme parks and I-4 are minutes away.

What to Know Before You Buy in Dr. Phillips

Unincorporated means county rules. Permits and code enforcement come from Orange County, so your HOA carries more weight. Read its rules on rentals, fences and exterior changes before you offer.

Lakefront needs homework. A lake view and usable lake access aren't the same thing. Confirm access, seawall condition and the flood zone.

Plan for the tax reset. Florida's Save Our Homes cap resets when a home sells, so the seller's tax bill usually understates yours. I estimate the new bill with buyers before we write an offer.

Verify school zoning by address. Dr. Phillips is served by Orange County Public Schools. Boundaries change, and a listing's school field is not a guarantee.
