What to Know Before You Buy in Sanford

Historic homes need extra homework. Downtown Sanford has historic districts where exterior work can need city review, and many homes date to the early 1900s. Budget for a thorough inspection, plus a four-point and wind mitigation report for insurance.

Check the flood zone near the lake. Homes near Lake Monroe and the St. Johns River can sit in flood zones. Check the zone and the elevation certificate before you offer.

Plan for the tax reset. Florida's Save Our Homes cap resets when a home sells, so the seller's tax bill usually understates yours. I estimate the new bill with buyers before we write an offer.

Verify school zoning by address. Sanford is served by Seminole County Public Schools. Boundaries change, and a listing's school field is not a guarantee.
