Why Buyers Shop the I-4 Corridor
I-4 runs roughly 130 miles from Tampa through Lakeland and Orlando to Daytona Beach. Many buyers compare homes across two or three counties before they decide, trading commute time against price, lot size, school zones and HOA or CDD fees. Florida Basics to Plan For
Homestead exemption: if the home is your primary residence, you can file for up to $50,000 off its assessed value. The deadline is March 1 for the tax year.
Tax reset: a home's assessed value resets at sale, so the seller's current tax bill is not a reliable estimate of yours. After you homestead, the Save Our Homes cap limits annual increases to 3% or CPI, whichever is lower.
Portability: if you're moving from one Florida homestead to another, you may be able to transfer up to $500,000 of your Save Our Homes benefit if you establish the new homestead within three years.
Flood and insurance: check the flood zone and get insurance quotes early in your inspection period, since premiums vary widely from one county and one house to the next.
