About DeLand

DeLand is a college town and the Volusia County seat, north of Orlando off I-4. Its historic downtown, Stetson University and a mix of older homes and newer subdivisions give it a small-town feel, often at a lower price than much of the Orlando metro.

DeLand is the Volusia County seat, home to Stetson University and a restored downtown along Woodland Boulevard with local restaurants, shops and the historic Athens Theatre. Skydive DeLand draws jumpers from around the world, Blue Spring State Park, a winter gathering spot for manatees, is just south in Orange City, and SunRail service reached DeLand in August 2024.

What to Know Before You Buy in DeLand

Historic homes come with rules. Parts of DeLand are in historic districts, where exterior changes can need city review. Older homes also usually need a four-point inspection and a wind mitigation report for insurance.

Rural parcels need extra checks. Outside city limits, check for well and septic, the flood zone and any agricultural zoning before you offer.

Plan for the tax reset. Florida's Save Our Homes cap resets when a home sells, so the seller's tax bill usually understates yours. I estimate the new bill with buyers before we write an offer.

Verify school zoning by address. DeLand is served by Volusia County Schools. Boundaries change, and a listing's school field is not a guarantee.
